Lionville Trade Center Warehouse Development- Lionville Station Road

Land Development

Uwchlan Township is in receipt of a Sketch Plan presented by Audubon Development. The plan proposes the construction of four “Class A” warehouse buildings with associated office space (total 1,960,000 sq ft of building footprint), parking and loading areas, and an outdoor recreation park located on approximately 237 acres of land on Lionville Station Rd. The Sketch Plan was reviewed by Township Consultants and discussed at the March 1, 2023, Planning Commission Meeting. Based on the proposed sketch plan, while the warehouse use is a permitted use within the PIC-Planned Industrial Commercial Zoning District, a Conditional Use hearing in front of the Board of Supervisors is required for buildings in excess of 40,000 sq ft, over 200 parking spaces and in order to allow structures over 35 ft in height, up to 65 ft, provided that for each foot in excess of 35 ft, there shall be a corresponding decrease in both maximum impervious coverage and building coverage by .07%. Although permitted uses, Conditional Uses allow the Township to put conditions on the project within reason. Also, with the current sketch plan, a variance would be required from the Zoning Hearing Board for loading docks to be placed within the front yard. 

The Applicant is taking the comments into consideration and addressing issues that were raised at the Planning Commission meeting prior to resubmitting a plan that should also include all studies, including Traffic Impact, Environmental Impact, Fiscal Impact, etc., which is expected to take a few months. Once a plan is re-submitted, it will be announced at a Board of Supervisors meeting that the Township is in receipt of a new plan. At that time, a hearing may be scheduled. The Plan would then be sent out for review by the Township Consultants prior to the next Planning Commission meeting, where the plan will be discussed. If interested, the time to attend a meeting for public comment would be at the first Planning Commission meeting as well as any additional meetings where the plan is on the agenda, including, but not limited to, the Board of Supervisors meetings and hearings if necessary. 

At this time, there is nothing to discuss at a public meeting until a plan is submitted. The Township expects the land development process to take months once the plan is submitted and will welcome public comment at the appropriate times. Public comments will also be taken via email to the Township and Board for those that do not wish to speak at public meetings.
